Houses That Need Work
Selling A House That Needs Repairs
Maybe you have walked through the house with a notepad, adding up what it would take. One person told you to fix everything first. Someone else told you to sell it as it is and move on.
You have probably looked at contractor quotes, or avoided looking, and lain awake wondering whether any of it would pay off. The honest answer is that sometimes it does and sometimes it does not. It depends on your house and the market around it.

Good Bones, Just Needs A Refresh
Picture grandma’s house. It was loved and lived in for decades. Everything works. It is completely livable, and it could go on the market tomorrow. It just has not been updated in a long time.
A house like that sometimes needs very little. Fresh paint. New carpet. Some new flooring. Maybe the bathroom vanities never got replaced, and that is the only thing standing out.
Sometimes a small refresh is the difference between an average price and a much better one.
When the comparable sales nearby support a higher value with minimal work, you should know that before you decide anything.
And Sometimes The Money Does Not Come Back
Other times, putting ten or twenty thousand dollars into a house makes no sense at all. The market will not pay for it, the timeline does not allow it, or the work would only get back a fraction of what it cost.
Ten thousand dollars of the right work can add forty thousand to a sale price. Fifty thousand on the wrong things can return almost none of it. Knowing the difference is most of the job.
Every property is different and every situation is different. There is no rule that says always fix it or never fix it. There is only what the numbers say about your house, in your market, right now.

How You Know Which One You Have
It takes someone who reads comparable sales every day. What have houses like yours sold for in the condition yours is in? What have they sold for after the kind of update yours might need? And what would that update realistically cost?
Justin puts those numbers side by side for you: what the house is worth as it sits, what the comps support after the right work, and what you would actually keep each way.
If spending the money is the smarter move, you will hear that from us, even when it means you do not sell to us.
What Happens When A Buyer’s Inspector Walks Through
If you list a house that needs work, the buyer will almost always hire an inspector. The inspector writes up everything they find, and the buyer usually comes back asking for repairs or a credit off the price.
Sometimes that is a small request. Sometimes it reopens the whole price, weeks into the sale, after you have already made plans around it.
That is why the listing price and the as-is price have to be compared after repairs, credits, commission and months of payments, not before.
Three Ways To Sell
You will see all three side by side with real numbers, including what a refresh would change. None of them gets a sales pitch.
1. A Cash Offer
You sell it as it is. No repairs, no fees, no commission, and closing costs are covered. The goal is an offer within 24 hours, and you close in 10 to 30 days or on the date you pick.
A cash offer comes in below what the house would bring on the open market after months of work and marketing. That is the trade for speed and certainty, and we would rather say it plainly.
2. A Structured Sale
In some situations we can structure a sale that gets you full market value and still closes fast. Not every house qualifies, and we will tell you honestly whether yours does.
If your mortgage is in the 2s, 3s or 4s, that loan may be worth more than you think. With rates where they are today, a low-rate loan is an asset, and in the right situation it can work in your favor instead of simply disappearing at closing. In some of those situations we can pay full price for your house. Not a discounted cash number. Full price. It depends on the property and the details, and we will tell you honestly whether yours qualifies.
3. Listing It With An Agent
Justin is a licensed real estate agent in California. If your property is in California and listing is the better move, we can list it for you at 1%. Outside California we are buyers, not agents. If listing serves you better we will say so and help you hire the right local agent, rather than pretending we can do it ourselves.
The listing side is typically 2.5% to 3%. The buyer’s agent commission is separate and negotiable, and that is true whoever lists your house.
This is where a refresh comes in. If a small amount of the right work would put noticeably more in your pocket on the open market, you will see that number too.
What Comes Out At Closing
On a cash sale there are no fees, no commission, and we cover the closing costs.
If there is a mortgage, a lien, back taxes or a solar loan on the property, those are paid from the sale at closing, the same as in any sale. Those are not our fees. They are debts already attached to the house.
An independent escrow company, the neutral party that holds the money, pays you after closing by wire or mailed check, your choice.
We earn your trust either way, so we have no reason to push you toward the wrong path.
Questions About Selling A House That Needs Work
Do I have to fix anything before I sell?
No. You can sell it exactly as it is. Whether fixing anything first would be worth it is a separate question, and you will get an honest answer to it.
Should I fix it up first?
It depends on the property and the market. Sometimes a refresh like paint, carpet or flooring pays for itself several times over. Sometimes ten or twenty thousand dollars of work makes no sense. The comparable sales around your house decide which one you have.
Will you really tell me if repairs are worth it?
Yes. If the numbers say a small amount of work would put more in your pocket, you will hear it, even if it means you list the house instead of selling it to us.
The house needs a major repair, like the roof or foundation. Can I still sell?
Yes. You can sell it as it is. The numbers will reflect the repair, and you will see exactly how, so you can compare that against fixing it yourself.
I already started some work and stopped. Is that a problem?
No. A house with an unfinished project can still be sold. You will see what it is worth as it stands and what finishing the work would realistically add, so you can decide whether to keep going.
How long does this take?
A cash sale closes in 10 to 30 days, or on the date you pick. A structured sale usually takes 30 to 45 days. Listing depends on the market and on whether you do any work first.
